When do you need a flat clearance?
Flat clearance is booked when an apartment changes hands: a tenant moving out, a landlord re-letting, an executor settling an estate or an owner selling. Stairs, lifts, parking and building rules make the logistics the important part, so every flat is quoted on what is inside it and how it comes out.
A flat clearance is usually a bed and mattress, a sofa, a wardrobe, a few bags and the contents of the kitchen cupboards. Studio and one-bedroom flats between tenants are the most common job, and many are done in under an hour once we are parked.
The planning is about access. We ask which floor the flat is on, whether there is a lift and how big it is, where the vehicle can stop and for how long, and whether the building manager or concierge needs notice. With those answers the day runs smoothly and the communal areas are left as we found them.
If the flat belonged to someone who has died, or it is being cleared by an executor or agent who lives elsewhere, we work from keys and send photos when it is empty.
How we price it
How much does flat clearance cost?
Every flat is quoted individually, from photos on WhatsApp or a free look round. The figure covers carrying — however many floors — loading, transport and licensed disposal, and it is fixed in writing before we start.
Tell us the floor, the lift and the parking, and photographs are usually enough to price it. Carrying from upper floors is part of the price we quote, not an extra added on the day, and if access is genuinely difficult we say so in the quote, before you book.

What we cannot take
We cannot take hazardous waste: asbestos, paint and other liquids, gas bottles, chemicals or clinical waste. If you are unsure about an item, ask when you send your photos and we will tell you before we quote.

How much does flat clearance cost?
We quote each flat individually rather than working from a fixed price, because the contents, the floor and the access all change the job. Send photos on WhatsApp or ask for a free look round and you get one figure in writing, covering carrying, loading, transport and licensed disposal. Nothing is added on the day.
Do you charge extra for stairs?
There is no separate stairs charge: the carry is one of the things we look at when we quote, so a third-floor flat with no lift is priced for what it is rather than surcharged on the day. If a job runs past the time we allowed, extra labour is £10 per 10 minutes, and we agree that with you before carrying on.
What if there is no parking outside the building?
Tell us when you book and we will plan around it, whether that means a loading bay, a visitor space, a permit from the building manager or an early slot before restrictions start. Most blocks have a workable option once we know the layout.
Do you use the lift, and do you need to speak to building management?
Yes, we use the lift where there is one and protect it if the managing agent asks. Let us know if the concierge or management company needs notice or a copy of our insurance, and we will provide it before the day.
Do you take mattresses and sofas?
Yes, both are taken. Each carries an itemised surcharge — mattresses £30 single / £40 double / £45 queen or king, sofas £35 — and it is included in the figure we quote you, so nothing is added on the day. The full list is on our price list.
Can you clear a small amount from a flat?
Yes. A quarter load is our minimum, so a bed, a sofa and a few bags is a job we will take. Send a photo of what is going and we will price it.
Will you leave the communal areas clean?
Yes, we check the hallway, stairs and lift before we leave and sweep up anything we have dropped. If the managing agent has rules about protecting floors or lift interiors, tell us and we will follow them.
